ZONING IN THE VILLAGE OF SOUTHAMPTON


SOUTHAMPTON VILLAGE PROPERTIES ARE UNIQUE

Properties within the Village fall within a completely different set of regulations than those properties outside.  For example, new tennis courts in the Village must be sunken with extensive screening, while the Town has no such requirement.  And zoning codes of the Town of Southampton are not applicable in the Village.  For example, recently passed Town building construction codes requiring HERS energy certification do not apply in the Village.


SOUTHAMPTON VILLAGE HISTORIC DISTRICT

The achitectural character of the homes and business center of the Village of Southampton is really spectacular.  Within the Village are four historic districts with over 400 contributing historic buildings.  Whether within the Village Historic Disrtict or not, any new construction or modification of a building exterior must first be approved by the the Board of Architectural Review and Historic Preservation (BARHP).  The Board reviews "proposed style, materials, mass, line, color, detail or placement," among other things to insure balance and harmony with a project and its neighborhood.

WHAT IS ZONING?

Before considering a property purchase or making any changes, it is prudent to check with the Building Department whether a certain use or modification is allowed.

Zoning ordinances determine both the character and use of a property.  Zoning ordinances divide municipalities into different areas according to use, such as single-family residential, commercial or industrial.  Additionally, zoning ordinances control the size, location, and use of buildings within these different areas.
